Building a high-end home in Costa Rica usually means coordinating an architect, a builder, an HVAC technician and a permit runner separately. When something slips, each blames the other, and you are stuck in the middle.

At Kosago those five fronts belong to the same team. One contract, one schedule, and one person who answers the phone.

The process

Six stages, every one with a date

You get photo reports every week. You never have to ask how your house is coming along.

Conversation and site visit

We review topography, access, available services and municipal setbacks. We tell you straight what can and cannot be built there.

Concept design and budget

Floor plans, elevations and an itemised budget. You see what each item costs before signing anything.

Drawings and permits

Construction drawings, CFIA stamping, the municipal building permit, and utility availability.

Structure

Earthworks, foundations, structure, walls and roof. This is where it is decided whether the house will last.

Finishes and systems

Floors, kitchen, bathrooms, millwork, paint and air conditioning. The most visible stage and the most delicate.

Final walkthrough and handover

We walk the house with you, note every outstanding detail, correct it, and hand over with a written warranty.

Luxury starts in the structure

Finishes can be changed; the structure cannot. We work to the building standards we learned in Toronto: true square, correct insulation, and mechanical runs resolved before any wall is closed.

Quartz or porcelain countertops, custom cabinetry with soft-close hardware, and a hood that actually vents outside.

Curbless showers, concealed fittings, tankless water heating and forced ventilation so humidity never builds up.

Large-format porcelain with minimal grout lines, or engineered hardwood. Laser-levelled throughout.

Layered design: ambient, task and accent. Separate circuits and dimmers so every room can change mood.

Lights, air conditioning, gate and cameras from your phone. Planned in from the drawings, not bolted on afterwards.

What does construction cost per square metre?
It varies a lot with the level of finish, the topography of the lot and the design. A high-end residence sits in a very different range from a standard house, and throwing you a number over the phone would be misleading. After seeing the lot and talking through what you want, we hand you an itemised budget.
How long does a luxury home take to build?
Between 6 and 12 months of construction, plus permit time, which in Costa Rica usually runs 1 to 3 months depending on the municipality. It is all broken down by stage in the schedule we give you.
Do you do the drawings, or do I bring my own?
Either. We can handle the full design or build from your architect's drawings. If you bring drawings, we review them first and flag anything in the construction detailing or the code that is worth adjusting before we start.
Can I make changes during construction?
Yes, and it is normal. Every change is quoted separately and approved in writing before it is executed, with its effect on cost and schedule. That way nobody is surprised by the final invoice.
Can you build for an owner who lives abroad?
We do it regularly. You get weekly photo reports, video calls whenever you want, and a single English-speaking contact. Many of our clients only fly in for key milestones.
Do you work outside the Central Valley?
Yes, we build across the country, including the coast. On remote projects the logistics and crew accommodation are included in the budget, transparently.
